Early planning effort centers on youth sports, park enhancements, and phased private investment at one of Rowlett’s signature spaces.
Rockwall, TX – January 20, 2026 – The City of Rowlett is pleased to announce it is working with Atlético Dallas on a proposed development at Pecan Grove Park, located behind Rowlett High School and adjacent to the Wet Zone water park. The proposal centers on a premier youth and competitive soccer complex that would include new public restrooms, concession areas, and park enhancements designed to benefit both Rowlett residents and visiting families.
It is estimated that the soccer complex alone could generate up to 400,000 visits annually, driving additional economic activity while supporting local restaurants, retail, hospitality, and service businesses – particularly during regional tournaments and seasonal events.
In addition to the soccer complex, the broader vision for the site includes an adjacent mixed use development designed to enhance the surrounding area. The proposed development would feature tens of thousands of square feet of commercial space, a mix of housing types, a full-service hotel, and improvements that activate the lakefront. Together, these elements will create new opportunities for residents, visitors, and local businesses while enhancing one of Rowlett’s most valued recreational destinations.
The proposal also includes a new access road designed to create a second entry point to Pecan Grove Park and improve access and traffic circulation throughout the park.
Terrence Murphy Companies and The Overland Group are serving as development partners alongside Atlético Dallas, bringing national experience in large-scale sports, hospitality, and mixed-use projects to support the planning and evaluation process.

Atlético Dallas leadership shared optimism and emphasized a collaborative, phased approach to the proposed project.

The proposed development remains subject to City Council consideration.
