According to Dr. Lawrence Yun, NAR Chief Economist, “With rates and prices stabilizing, home sales will continue the upward trajectory that started in the final months of 2024.”
Even though 2023 and 2024 had the slowest home sales in 30 years, Dr. Yun pointed out that the overall net housing equity swelled to $35 trillion in 2024. He pointed out that we are seeing an increase in inventory, which provides more options for buyers. In Rockwall County, January saw over a 60% increase in listed homes, going from 533 in 2024 to 857 in 2025. That increase primarily came from the Cities of Rockwall and Fate.
In spite of the increase in home availability, mortgage rates seem to be holding steady. Dr. Yun predicts that rates will continue to hover in the low 7% and upper 6% range throughout the year.
However, Dr. Yun stated that Elon Musk might be the wildcard that could change things, including interest rates, by slashing government spending. He predicts we could possibly see mortgage rates slide into the mid-5% range if Musk can cut spending without cutting the majority of government programs, such as Social Security and Medicare.
He continued to explain that “Some in the new Trump administration will push on most mortgages (such as those originated by your local lender and later sold for privatization of Fannie Mae and Freddie Mac). However, privatization is unlikely.”
Currently, 910 homes are listed as available in Rockwall County. 403 of those are new builds, ranging in price from $245,990 to $2.5M. Of the 910 homes, 17 are listed as “approved sales,” meaning the final accepted price must be accepted and approved by a third party, typically a bank or mortgage company. Those 17 ranges in price from $295,000 to $1.395M.
That leaves us with pre-owned homes. Of the 500+ pre-owned homes in Rockwall County, the price ranges from $155,000 to $5,000,000.

Rockwall – 723 homes, ranging in price from $165,000 ($77.54 sq.ft.) to $2,485,990 ($701.40 sq.ft.), on 11.98 acres.
Heath – 201 homes sold in 2024, ranging in price from $328,000 ($137.47 sq.ft.) to $5,504,823 ($512.92 sq.ft.), on 1.25 acres.
Fate – 588 homes, ranging in price from $225,000 ($110.11 sq.ft.) to $1,275,000 ($277.11 sq.ft.), on 4.9 acres.
McLendon Chisholm – 104 homes were sold in 2024, with a minimum being $327,000 ($154.33 sq. ft.) and a maximum of $2.9M ($449.95 sq.ft.) on 6 acres.
Royse City—Please note that unlike the other cities, Royse City is spread out across three separate counties: Rockwall, Collin, and Hunt. So, the numbers used are for all of Royse City, covering all three counties.
Coming in with the most sales, 958. They range in price from $125,000 ($75.86 sq.ft.) to $2,268,750 ($615.24 sq.ft.) on 10.33 acres.
