Demographics

According to the US Census Bureau the population of Rockwall is 52,918

  • The median income, depending upon what source you use, shows us to be between $112,682 and $121,303. Either one has us among the top income earners in Texas.
  • 83% of our population is under 65, with the bulk falling between 35 and 54. And 23.6% are under the age of 18.
  • We graduate 99% of our RISD students
  • The city has 18,748 Housing Units, with 13,667 (72.9%) owner-occupied
  • We have 2,393 businesses registered, totaling 27,597 employees. According to Niche.com we have an A+ Community Report Card. Our lowest score was B- and it was related to our “commute”.
  • The city encompasses 41.76 square miles, consisting of 30.09 in the city limits and 11.67 in our ETJ (Extra Territorial District).

Residential Construction

Currently, we have 1,693 Vacant Platted Lots available, 1,318 are in new subdivisions.

  • We average 285 permits a year.

Commercial

On the Commercial side the city averages approving 17 Permits a year, with an average value over the past 10 years of $4,240,318. However, last year (2023) saw an increase with the total reaching $356.9M. So far in 2024, we have seen 13 approvals for an Average Permit Value of $1,246,261.54.

Rockwall County housing statistics, highlighting the key changes and trends:

1. Current Inventory:

  • There are currently 767 homes for sale.
  • This is a significant increase from 556 homes for sale in June of the previous year.

2. Median Listing Price:

  • The median price for homes listed for sale last June was $549,950.
  • Currently, the median listing price has decreased to $499,672.

3. Median Sale Price in May:

  • In May of this year, the median sale price of homes was $450,000.
  • This represents a slight increase compared to the median sale price of $445,000 in May of the previous year.

4. City-Specific Trends:

  • Across most cities in Rockwall County, the trend follows the overall county statistics.
  • Exception: Royse City saw a decrease in the median list price of homes sold in the past 30 days, from $359,900 to $341,252.
  • This decrease in Royse City is attributed to the increased volume of homes available and a reduction in lot sizes.

Overall, Rockwall County is experiencing a larger inventory of homes for sale compared to last year, with a general decrease in the median listing price but a slight increase in the median sale price for homes sold in May. Royse City stands out with a notable drop in the median list price of homes sold recently.
